Assuming you have the correct amount of clutch disc departure (there is a spec for how much of a gap there should be in between the flywheel and the disc with the pedal pushed in), then the transmission sounds well worn-synchros and probably thrust washers as well.

It is a direct replacement, although you will need to drill the holes for the retention pins the plastic box uses and you will need to unbolt the old arms that held in the metal box. I found on one of clintogf's deuces which I converted over that the old arm interfered with the retention pin plate.
I don't see why not, assuming there aren't campers/rv's using it. I believe the person who rents those rv spots on the end gets use of the space all the way to the fence. So if someone is in that end spot, we'd have to ask if we could use it.
I am not worried about finding a huge flat spot...
